Please join our Los Angeles County Assessor, Jeff Prang, in partnership with Assemblymember Jesse Gabriel (District 46) and the Southland Regional Assoc. of Realtors in Van Nuys at their next Assessor's Homeowners' Resource Fair. The fair will cover Parent-Child Transfers (Prop. 19), Property Tax Savings Programs, and more.

More information on Prop 19

California's Proposition 19 is a constitutional amendment passed in November 2020 that changed property tax rules for the inherited real estate and allowed eligible homeowners to transfer their low tax base to a new home anywhere in the state.

Inherited Property Changes

Primary Residence Rule: Children or qualified grandchildren can keep their parents' low property tax base only if they use the inherited home as their principal residence and move in within one year.

Value Limit: The home's taxable value exclusion applies up to the parent's taxable value plus $1 million (adjusted annually). If the market value exceeds this limit, taxes increase.

Other Properties: Rental properties, vacation homes, and secondary residences are reassessed at full fair market value upon transfer, regardless of who lives in them.

Tax Base Transfers for Seniors and Others

Eligibility: Homeowners aged 55 or older, severely disabled individuals, or victims of natural disasters can transfer their current property tax assessment.
